When it comes to selling your home, there is no better time to list than spring! Think about it…there’s just something about this time of year that makes everything and everyone feel a little better. 

Selling your home can be stressful at the best of times, and with lockdown adding more stress onto your plate, we have decided to narrow things down for you 🙂 Here are our 5 Top Preparation Tips and Tricks to make sure that your home presents well, and ultimately sells 🙂 

1 : DECLUTTER 

YES !!! It’s an opportunity to spring clean… Not just your wardrobes, but your entire home. Give yourself some time to go through everything. Kitchen countertops should only have essential items such as decorative spice racks, coffee makers, fruit bowls etc. Get rid of the loose papers and unnecessary items. Buyers want to see the space and will find it more difficult to imagine themselves living in a home if it’s too cluttered. 

2 : BE COLOURFUL BUT CAREFUL 

It’s spring… This means FLOWERS !! Pops of color strategically placed to highlight certain selling features in a home can make all the difference. Soft furnishings can be used to brighten up a room, but stay away from bright paint colors that could put potential buyers off. Remember, buyers need to imagine themselves living in your home. It may be more difficult to imagine with bright pink or yellow walls…. or both… STAY NEUTRAL. 

3 : FOCUS ON ODD JOBS 

Having people view your home means that you are opening it up to possible criticism. A good agent will walk through your home with a buyers eye and will highlight potential areas around the house that could be used to negotiate the price. Touch up marks on walls, fix loose door-handles, and make sure all lights are working etc. Spending R 2000 getting carpets cleaned could save you MUCH more when it comes to negotiations because, in a buyers mind, a dirty carpet would need to be replaced. 

4 : CREATE A MEMORABLE FIRST IMPRESSION 

You only get one chance to make a good first impression. When arriving at a viewing, you want people saying “ WOW “. Make sure you trim hedges, mow the lawn, turn flower beds, clean the pool and pick up all doggy doo-doo ! Buyers know within the first few seconds after entering a home whether it’s for them or not.  

5 : PRICE IT WELL AND IT WILL SELL 

There are a few approaches when it comes to determining the marketing price for your home. Times where we could price above market-value in order to leave some room for negotiations are no more. Our approach at CLUB Real Estate is slightly different – it’s now about the perfect market price. You want to make sure that the marketing of your home reaches all potential buyers looking in that specific price range, and that they see your home as offering good value for money based on current market competition and recent sales. As a seller, you do not have to accept anything less than the asking price, and you won’t have to if you price it right from day one. Getting the price right means maximum interest, the possibility of multiple offers, and ultimately full asking price. This will not happen if your home is on the market for an extended period of time because of an unrealistic price.
